1. Can foreigners buy property in Belize?

2. What is stamp duty tax in Belize?

Stamp duty is a government tax paid when property is transferred.

  • Belizean citizens typically pay 5%

The tax is applied to the declared purchase price or government-assessed value, whichever is higher.

Terms are flexible, but commonly involve 30–50% down, 3–5-year financing, 8–10% interest, and monthly payments ending with a balloon payment.

Bank financing is available in Belize, but for foreigners it’s often extremely difficult, sometimes nearly impossible to secure. As a result, cash purchases are most common, or buyers leverage home equity from properties in their home countries.


11. What additional costs should I expect?

Buyers should budget for:

  • Stamp duty (5%–8%)
  • Legal fees (typically 1%–2%)
  • Title transfer and registration fees

12. Is title insurance available?
